PROJECT PREPARATION

- Preparation of schedules of construction and procurement

- Regular participation in consultations concerning the execution design

- Technical-economical analysis of the technical alternatives proposed by the designers

- Proposing technically and economically appropriate alternatives

- Obtaining and organising offers from subcontractors

- Assessing and providing opinions on the offers received, conducting technical reconciliations and negotiations of prices, preparation of decision-supporting materials for the Client/General Contractor

- Making a decision together with the appointed manager of the Client/General Contractor (in the manner agreed upon in advance)

- Review and preparation for signature of the contracts to be concluded with the Contractors/Suppliers selected by the Client.

IMPLEMENTATION OF CONSTRUCTION

- Making the worksites accessible to the specialized contractors/subcontractors

- Monitoring and ensuring that the investment is carried out on the basis of the approved plans and in accordance with the contracts

- Performance and documentation of the quality plan, temporal and spatial synchronization of the activities of the Contractors participating in the construction works, as well as organising, conducting and documenting the consultations in order to achieve grade I quality of the MSZ (Magyar Szabvány = Hungarian Standard) specified

- Keeping records of works, reviewing the records of works of the subcontractors, making entries and ensuring the availability and storage of the records on site

- Assessing the impact of occasional extra works on the contractors’ remuneration and on the completion deadline, preparation of required measures (e.g. amendment of contracts), and preparation of the settlement of extra works in case extra works are required (by the Client)

- Inspection of works completed in accordance with the technical schedule specified in the contracts with regard to the settlement of subcontractors’ remuneration during construction works, examination of the contractor’s invoices and partial invoices with respect to formal requirements and subject-matter thereof, conducting disputes concerning invoices if necessary, reviewing extra works of subcontractors (by involving the Client, or without the Client if so required), closing contracts

- Preparation of reports on the technical progress of the investment with a periodicity as required by the Client, preparation of reports on the preparedness in comparison with the schedule of completion.

RESPONSIBLE TECHNICAL MANAGEMENT, KEEPING E-RECORDS

We assume responsibility for the following:

a) eligibility in accordance with the building type and construction activities;

b) management of the work performed by the skilled workers;

c) construction of the building or building part in accordance with the legally effective and executable construction permit and approved authorisation plans, in compliance with the construction plans specified by law;

d) meeting the professional, quality and safety requirements concerning the construction; and

e) performance of the works with proper workmanship.

Keeping e-records up-to-date with a high level of experience, comprehensive management of documents.

DELIVERY-ACCEPTANCE, PUTTING INTO SERVICE

- Preparation of the (technical, financial and quality certification) delivery documents which form the basis of the procedure of delivery-acceptance, participation in the procedures of technical delivery-acceptance as well as of putting into service on behalf of the Client

- Participation in the preparation of the nomenclature of defects with regard to quality and quantity

- Preparation of final settlement with the contractors and preparation of the closing of contracts

- Making the design documentations accessible to the operator, which include the actually completed building, with consideration to the implementation of all interim modifications

- Collection of user- and maintenance instructions, quality certificates and guarantee vouchers for the proper operation and maintenance of the devices

- Proper training of the operators appointed for the operation of the devices installed

- Co-operation in obtaining the authorisation of use

INSPECTIONS UNDER GUARANTEE

- Participation in the annual and multiannual inspections under guarantee, preparation of nomenclature of defects under guarantee

- Proposal on the payment of the contractors’ all risk insurance once the contractors take proper responsibility

- In case the contractors do not take proper responsibility, other contractors shall be involved for the performance of repairs against the amount of the contractors’ all risk insurance.
